LISTING MANAGEMENT

We'll list your property on multiple platforms to maximise your bookings and revenue potential, Our property management system means your calendar is synched across them all while you enjoy great returns. We also use a strategy of short, medium and longer term lettings to help ensure occupancy all year round. An empty property leads to empty pockets. Rework Accommodation has over 5 years experience in securing bookings for our owners and keeping their properties booked all year round. Our director Cary has been in hospitality business since 1997 managing hotels, owning restaurants and later on as a business consultant to independent hotels and restaurants. We'll increase your occupancy rates and profit using our lettings strategy, unique pricing algorithm, integrated multi-platform listing and direct marketing.

We'll make your property stand out and increase your occupancy and the price you can charge with professional photography. Elevate your listing with our professional photography team – shown to increase your earnings by 20% more than other stays in the same area. Guests only spend an average of 5 seconds looking at your listing, so we’re conscious of showing off your property’s style.

We can assist with property set up, staging and be sure to showcase the extra touches that separate your property from the rest. Our staging service with an eye for design combined with our professional photographers who have experience in capturing it to boost your listing with composition and lighting that a smartphone camera just can’t manage.

To help attract the right guests for your property and increase the number of bookings, we'll setup and write your listings on multiple platforms. We’ll create a listing that captivates your properties personality whilst optimising each booking site’s search parameters. We’ll implement smart techniques to help your property appear in more searches. Airbnb alone has 5.6 million active listings, and it only takes 12 minutes for a guest to choose and book their stay. Our listings have secured 1000's of bookings, because we know how to make your property stand out.

Our smart pricing algorithm works alongside our pricing data analysts to keep your property occupied at the best rates.

Whilst most hosts think 100% occupancy is great, it's only great if you are maximising the nightly rate. Anyone could fill a property every night of the year at a super low rate. In fact by increasing prices and being less than 100% full you could make £100's more. We’ll automatically raise your price for these dates in line with the increased demand - so you won’t miss out on extra earnings and never drop them so low you loosing money.

Communication is key to guest satisfaction and receiving great reviews. We communicate with the guest throughout the whole booking journey. We provide property manuals so the guest knows how the heating works, the WiFi code and all essential information about the property. Our team are on call 24/7 to answer any further guest questions or deal with any issues as soon as they might arise.

All properties are self check in with either a key safe outside the property or a coded key pad on the door so the guest can check in easily at a time that suits them.

Our marketing team also keep in contact with the guest post stay. We generate quite a number of repeat bookings this way. Often guests who have booked through channels such as AirBnB or Booking.com may not realise we have other properties also (even though on all our guest communications and literature it's mentioned) so a quick call can often result in future bookings.

Our housekeeping is part of our wider management service. We take the hassle away whilst helping you to earn more. We've built our own housekeeping business to ensure every clean is done thoroughly with guests in mind and never missed! We know first hand how difficult is it to keep up with cleaning, especially with a busy property and same day arrivals. The time involved, remembering the guest supplies and managing the laundry too.

Our housekeepers report back any maintenance or guest misconduct issues to us so we can act upon them immediately. All housekeepers are trained to hotel standard, they are professional and eager for that 5* review. It's not just a generic service we provide. Each each guest arrives to a property in the same condition as the first ever guest.

Guests always remember how good the sheets are and how fluffy and white the towels are! We provide hotel quality linen hire which in the long term saves you money. By hiring linen you never need to purchase new. We manage the linen hire through hotel linen suppliers, deliver it to your property and manage the invoices. Hiring linen will cost around the same as if you were to pay a cleaner to wash, dry and iron.

We keep a stock of all guest toiletries and kitchen consumables. Our housekeepers replenish the items and know all the perfect touches for an enjoyable guest stay.

Guest consumables are bespoke to the property. We can provide anything from Nespresso pods to luxury toiletries. All properties guests will be provided with toilet rolls, hand wash, milk, tea towels, cloths, washing up liquid, bin bags, salt, pepper, olive oil, kitchen roll, foil and clingfilm. Dishwasher tablets and washing machine pods for those with machines as standard.

Letting guests stay in your property can be nerve-wracking - it’s natural to worry about what might go wrong.

We’ll take care of your home just as you would, but general wear and tear is inevitable over time.

Resolving issues quickly is key for a positive guest experience. So, we have a local maintenance partner and if anything does go wrong, help is always on standby.

Our housekeeping team are the eyes of the business. They check thoroughly between each guest stay and report on any maintenance items. If it's a small item, we'll fix it quickly. If it's something that needs repairing or replacing, such as washing machine, we can arrange this for you. With most owners we have a repair budget. For example anything below £200 we arrange to fix and take the cost from the monthly revenue payout. Anything above approval is requested first

Our management team also make routine checks, at least every fortnight, to inspect the property and help to keep in tip top condition.
